Short answer: Often, yes, but not always a full restoration. Buyers see the roof in listing and drone photos, and building inspectors flag cracked tiles, failed ridge mortar and leaks. Fix what an inspector would flag, and clean or coat if the roof looks tired. A restoration takes 2 to 5 days and lasts 10+ years.
What buyers and inspectors look at
Most buyers get a pre-purchase building inspection. Roof defects like cracked tiles, crumbling ridge pointing and signs of leaks end up in that report, and reports are what buyers use to push the price down.
Buyers also see the roof before they visit. Drone shots and street photos make a mossy or faded roof obvious.
Pick the right level of work
We will tell you which one makes sense for your sale. If a clean is enough, that is what we quote.
- Roof looks dirty but is sound: a clean and biocide treatment, from $490 ex GST
- Inspector would flag ridges, cracked tiles or a leak: repairs and repointing, from $1,490 ex GST
- Faded, chalky, patchy roof that dates the house: full restoration with coating, from $2,490 ex GST
How long does a roof restoration last?
A tile roof that is properly cleaned, repaired, primed, sealed and coated is built to last 10+ years. The prep decides that, not the colour.
Timing before your campaign
A full restoration usually takes 2 to 5 days, depending on roof size, repairs and drying time between coats. Book it before photos and drone shots, and leave room for a rain delay.
If your agent has a photo date, tell us on the inspection and we will plan around it.
Pick a colour that sells
Neutral, modern tones like charcoal tend to suit most streets and photograph well. Our Liverpool job went from faded red to charcoal. We will show you what works with your walls, gutters and trims.
