Pricing factors
What affects the final price?
Roof size (measured in squares)
One "square" equals 9.3m². A typical Sydney house has 20–35 squares. Larger roofs cost more in materials and labour time.
Pitch and access difficulty
Steep roofs require additional safety equipment and take longer per square. Multi-storey homes with limited scaffolding access add time and cost.
Number of broken tiles
Each cracked or broken tile needs individual attention. Old discontinued tiles may require sourcing or matching — that adds time and sometimes material cost.
Extent of repointing required
Repointing all ridges and hips on a large roof takes significantly more time than a small repair. This is often the biggest variable in a full restoration quote.
Coating brand selected
Premium manufacturer-backed UV-rated coatings cost more per litre than budget alternatives. The difference in lifespan is significant — a quality coating lasts 10+ years, a cheap one may chalk or peel in 3–5.
Number of coats applied
A properly applied system involves primer, sealer, and at least one topcoat. Some jobs require two topcoats for colour consistency or weatherproofing. Each additional coat adds material and drying time.

Two roofs of the same physical size can cost very different amounts depending on what's actually on them. A 25-square hip roof with minimal mortar deterioration and intact tiles is a different job entirely to a 25-square hip roof with extensive failed pointing, multiple broken tiles, and saturated bedding.
Any company quoting without an inspection is guessing — or deliberately low-balling to win the job, then adding costs on the day when you're committed. That's a practice that erodes trust and leaves homeowners with unexpected bills.
